As far as April in prior years, 2022 in the region has the highest number of listings over the last 10 years, which means lots of choice for buyers considering number of sales is fairly consistent with April in past years and down from March. Yay for buyers!! Pressure to come in firm and unpredictably far above listing price seems to have stagnated slightly for now, as a general rule. House prices have declined even just a touch from March and even more from February, but are still staying strong at almost a 10% increase from last year same time.
